General fire safety inspection or assessment

Amendments to the Fire and Rescue NSW Regulation 2023, including changes to fee structure and prices, come into effect from 1 February 2026. Under these regulations, an upfront assessment fee must be paid prior to submitting a fire safety application or request.

To facilitate the processing of the assessment fee ahead of the application, and not cause delay to your application timeframes, please commence the payment process four working days before the application is to be lodged. Applications may be lodged after the assessment fee has been paid in full.

Pre-OccupancyInfrastructure

An applicant may request a general fire safety inspection or assessment not otherwise specified in the Fire and Rescue Regulation 2023 from FRNSW. This may relate to any development type, including Crown building works.

Overview of service

On receipt of the completed application, FRNSW will assess the application.

Where an on-site inspection is being provided, FRNSW will contact the applicant to arrange and conduct an inspection and provide the written report.

Charges for service

The following charges apply to the provision of this service:

  • General fire safety inspection or assessment not otherwise provided for in this schedule — $172 per hour of labour
  • Travel time to provide fire safety inspection or assessment not otherwise provided for in this schedule — $172 per hour of labour

Application process

To apply for a fire safety inspection or assessment not otherwise provided for in schedule, the following must be completed and submitted to firesafety@fire.nsw.gov.au:

  1. General fire safety assessment or inspection form
  2. Any information relevant to the assessment and provision of the inspection or assessment (e.g. plans and specifications, hydrant/sprinkler system schematics, statement of available pressure and flow (or equivalent) from the water supply authority, fire safety schedule and fire safety certificate (interim or final), any conditions of consent or BDC conditions, fire safety study and/or preliminary or final hazard analysis, environmental impact statement and/or statement of environmental effects, or fire safety order).
